Your Guide to a Wonderful Stay
Welcome to Fells View barn. Take a minute to look at the scenery and you’ll see how the barn got its name! Whether you are here to explore the great outdoors or to relax and enjoy the beautiful scenery, we are very happy to have you stay.
We hope you’ll find everything you need, but if there is anything you think we are missing, please do let us know. Your feedback is invaluable to us.
As well as full use of the barn, you are also welcome to make use of the hard standing parking space to the right of the barn and the table and chairs you’ll find there too.
We have written this guide to ensure you have all the information you need for a seamless and memorable stay. If there is anything else you would like to know, or need any help with, we live just across the yard. Please do ring the bell on our back door. If no one is at home, our phone numbers are contained in the visitor instruction booklet within the barn.

House Rules
- 2 guests maximum.
- No smoking is permitted inside the property.
- No pets are allowed.
- Please respect your hosts and our neighbours by keeping noise to a minimum, especially after 10:00 PM.
- No parties or events are allowed.
- Only registered guests may stay overnight for everyone’s safety and insurance purposes.

Mobile reception is generally good but may vary in rural areas.
Amenities and Facilities
Kitchen
The kitchen is fully equipped with all the essentials: cutlery, crockery, pots and pans, utensils, large fridge with freezer box, toaster and kettle. There are several dining options available in Hawes and the surrounding area. If you prefer to cook, there is a 2-ring induction hob*, a microwave*, and a countertop Ninja Foodi Multifunction Oven* for you to use. (You can roast, grill, bake and air fry in the Ninja. It’s perfect for cooking Pizza too!)
Please turn on the kitchen extractor fan when using the hob. (A small button on the front of the extraction hood turns this on. If this does not work – check the switch next to the toaster is in the ‘on’ position).
There is a small washing up bowl and a drainer in the cupboard under the sink. You’ll find a tea towel and a hand towel on hooks at the end of the kitchen cupboards. There is a spare tea towel and dishcloth in the kitchen drawers if needed.
There are some cleaning supplies in the cupboard under the sink. This is also where you will find bins for your kitchen waste and recycling.
We are very passionate about recycling. There are two plastic crates on our patio for your recycling items. In summary the items you can recycle are:
- Paper and card
- Glass, cans, plastics and cartons - please rinse all items and allow them to dry before putting in the crate
(There is a list in each crate giving more details about exactly what can be recycled).
When you want to get rid of your non-recyclable waste, this goes into the grey wheelie bin (behind the camper van).
There is a collapsible stool under the sink (for reaching high up areas).
Tea, coffee, sugar, hot chocolate, milk sachets and basic condiments are provided - you’ll find these in the small pully out cupboard in the kitchen.
Living Area
The TV* has all the digital Freeview channels via an aerial. All major streaming channels are also available. If you’d like to watch iPlayer / Netflix etc while you are staying with us – you can sign in using your personal log in detail. We’d recommend logging out again before you leave.
Feel free to use the maps and walk books provided. At the end of your stay please remember to leave these in the barn for future guests to use too.
The sofa converts to a very comfortable sofa bed. The maximum occupancy of the barn is 2 people. If you would prefer to use the sofa bed for the second guest, please let us know so we can supply extra bedding.
Bedroom
Fresh linens are provided for every stay. The duvet on the double bed is 10.5 Tog. If you prefer a cooler option, there is a 4.5 Tog duvet in the wardrobe which is ready to use. Our duvets have an eco-friendly recycled polyester fill.
The lamps are turned on and off by gently tapping the base.
There is a hairdryer* in the dressing table drawer.
Bathroom
Fresh towels are provided for each guest. There is a heated towel rail* in the bathroom for drying your wet towels.
There are two switches to the right of the bathroom door. The left-hand switch is for the bathroom lights. The right-hand switch is for an extractor fan. Please turn the extractor fan on before showering. Please note – when you turn the extractor fan off, it will run for another 15 minutes.
The lights around the bathroom mirror comes on when you swipe your hand in front of the sensors (two black dots in the mirror). To turn the light off, swipe your hand in front of the sensors again. When the mirror is lit up, the heating element is also on (to demist the bathroom mirror) so please turn the mirror lights off when you are not in the bathroom.
Please do not flush sanitary products, nappies, or wipes down the toilet.
Lighting and Blinds
Our electricians were very keen that you had lots of lighting options in the barn. Here’s what all the switches do in order!!
Kitchen / lounge:
- Outside lights (motion sensitive, so no need to use this switch)
- Pendant light
- Spotlights over the kitchen area
- Uplighters in the ceiling (back of the barn)
- Lights under the kitchen worktops
- Uplighters in the ceiling (front of the barn)
- There is also a controller to open and close the blind in the Velux window over the kitchen. (This controller has ‘Velux’ written on it)
Bedroom:
- Spotlight for the OS map
- Pendant light
- Uplighters in the ceiling (front and back)
- There is also a controller to open and close the blind in the Velux window in the bedroom. (This controller has ‘Velux’ written on it)
Heating and Hot Water
Fells View barn underwent full interior reconstruction in 2025. At this time, the floor, walls and ceiling were all fully insulated which means the barn is very cosy.
For the cooler months, the barn has underfloor heating split into two zones. (The lounge / kitchen area and the bedroom area). The wall controllers show the current room temperature in each zone.
The barn heating is set to come on between 6.30am and 9pm and the thermostat is set to 21°C. If you require a different temperature, please do the following (or contact us as we can do this remotely for you). Press either the up or down key on the bottom of the temperature controller. This wakes the controller up:
- You will see the word ‘SET’ on the screen plus the temperature the heating is currently set at. Use the up or down arrow to change this temperature to your liking.
- Press the tick button on the bottom of the temperature controller.
Please note that underfloor heating takes some time to warm up or cool down.
Hot water is supplied by a combi boiler and is available 24/7.
Wet Clothes
If you have any wet coats / clothes / towels you want to dry, you are very welcome to hang these on the undercover washing line on our patio. (There are a few pegs left out on the washing line for you).
There is also a rotary washing line in the back garden for sunny days.
Outside Area
There is a small bistro table and two chairs for guests to use to the right of the barn (in front of your parking area). Enjoy a morning coffee and a pastry admiring the view from these seats!
There is a EV charger (chargeable) for guests to use here. Scan the QR code with your smart phone or tap the RFID scanner with your payment card (or electronic wallet) to use.
Safety and Security
A heat detector and a smoke alarm are installed for your protection. Please do not tamper or cover them. Please use the extractor fan in the kitchen when using the hob to ensure no unnecessary activations of these alarms.
There is a fire blanket on the side of the kitchen cupboards and a small first aid kit in the dressing table.
To lock the front door from inside:
- Close the door.
- Pull the door handle up until it clicks – pushing the door slightly may help with this.
- Push the thumb screw in and turn to the right (the thumb screw is beneath the handle).
- The door is now locked.
To unlock the front door from inside:
- Push the thumb screw in and turn to the left.
- The door is now unlocked.
Each window has two catches. To open the windows, first, turn both catches to the right. Now slide either of the top or bottom sections to open as desired.
Please close all windows and lock the door when you leave the property.
To lock the front door when you are outside the property:
- Pull the door handle up until it clicks.
- Insert the key and turn it (if the key will not turn – the door handle needs pushing up more).
To lock the windows, fully close the window and turn both catches to the left.
For your security, the parking area is covered by CCTV.
Emergencies
If the lights trip out, you will find the fuse box on the wall in the hallway between the kitchen and the bedroom.
If there is a water leak, the stop cock is found in the cupboard under the kitchen sink. Turn the lever to the left to turn the water supply off.
Hawes has a chemist (Central Dales Pharmacy) which is open Monday to Friday from 9:00am – 5:30pm. The chemist is also open on Saturdays from 9:00am – 2:00pm. Their phone number is: 01969 667213.
There is also a local doctor’s surgery in Hawes (Central Dales Practice) which is open from Monday to Friday. Phone number is: 01969 667200.
For non-urgent advice, please call 111. In a medical emergency, please call 999. The nearest hospital with an accident and emergency department is Darlington Memorial Hospital.

Departure Checklist
- Check-out is by 11:00 AM on the day of departure.
- Ensure all dishes are cleaned and put away.
- Leave used towels on the bathroom floor and any unused towels on the rack in the bathroom.
- Empty the bins and do the recycling. There are two plastic crates on our patio for your recycling items. You can recycle paper and card, glass, cans, plastic and cartons. (There is a list in each crate giving more details about exactly what can be recycled). Your non-recyclable waste, goes into the grey wheelie bin (behind the camper van).
- Turn off extractor fans and all lights before departure.
- Check all cupboards, drawers, and under the bed for personal belongings.
- Lock all doors and windows.
- Return key to the lockbox.
We understand that accidents can happen. Please do let us know of any damage or breakages that happen during your stay so that we can resolve it quickly for you / our next guests. You can leave a note in our guestbook or message us directly.
Equipment Instructions
Heated Towel Rail
To turn the heated towel rail on:
- The control panel is a round module on the bottom right-hand side of the towel rail.
- There are three buttons on the control panel - the middle button at the bottom is for turning the towel rail on. This is illuminated blue when the towel rail is off and red when it is on.
- Lightly press the ‘on’ button. The unit will beep once and a red light at the top will illuminate. The towel rail will now start to heat up slowly.
- Lightly press the bottom right hand button (dial picture) on the control panel. The unit will beep once and 2 blue lights at the top will flash and then stay illuminated.
- Caution – the towel rail will heat up to 65°C.
- The towel rail will stay heated for 2 hours – it will then turn itself off.
Microwave
On the front of the microwave are different power settings:
- 90 = defrost delicate foods.
- 180 = defrost food and continue cooking.
- 360 = cook meat and fish or heat delicate foods.
- 600 = heat and cook food.
- 800 = heat liquids.
Once you have selected the correct power setting, use the rotary selector to chose the microwave time.
To pause cooking, press the stop button or the automatic door opener button. To continue the operation, close the appliance door and press the start button.
To cancel cooking, press the stop button twice or open the door and press stop once.
